Project of the Week: Victoria sur le Parc
With 58 storeys of residential and commercial space, and standing just over 200 metres, the new Victoria sur le Parc project just might achieve landmark status.
"We may have outdone ourselves in that it will replace our own L/Avenue development as the city's tallest residential skyscraper," said Jean Langlois, director of communications and marketing at Broccolini, the project's developer and builder. "But this is only one of the ways in which the project will be a standout."
Victoria sur le Parc joins an impressive list of prestigious projects by Broccolini. Its edgy architecture alone — the work of the renowned Montreal firm Béïque Legault Thuot Architectes and IBI Group of Toronto — deserves notice. At once sharply angular and contemporary, yet with a graceful slope, its gleaming glass surfaces will reflect the city around it, all poised on a 10-storey podium that provides office and retail space.
The new condo project will overlook Montreal's historic Victoria Square. The 788 St-Jacques St. site marks the point at which three neighbourhoods converge: the dynamic downtown core, financial district, and scenic Old Montreal. Residents will have easy access to the métro system and the famous Underground City via a subterranean tunnel. As well, car-sharing services, bike paths and the Champlain Bridge access ramp are located fewer than 500 metres from the front door.
It will be "sur le parc" especially created. Lying between the condo tower and the National Bank's future headquarters, a verdant urban oasis will arise and be accessible to residents and the public. It can also be enjoyed from one of the adjacent terraces or through the all-glass façade of the lobby. The green theme carries inside, enhancing the lobby's architecture into which the façade of the original building, dating back to 1905, will be preserved and integrated.
"This new park alone will make a substantial contribution to the neighbourhood," Langlois said, "while helping residents enjoy a greater sense of connection to their surroundings."
Residents will be within easy walking distance of a plethora of restaurants, shopping and entertainment options. But they really needn't leave the building: the 10-floor podium will contain 300,000 square feet filled with specialty shops and boutiques, cafés and offices. Communal seating indoors and out will invite lingering and getting to know the neighbours better. The aim is to create an ecosystem that, while being self-contained, is also open and accessible to the city beyond with its unique culture and lifestyle.
In revitalizing a once-vacant corner, the builder hopes to pay tribute to the city of its origin.
"The Broccolini family has a long tradition of building for the future, to enhance the whole," Langlois said. "They have designed Victoria sur le Parc to be something future generations can appreciate, and take great pride in making the extra effort to accomplish that."
The 407 units available will vary in size, with one- and two-bedroom condos ranging from 488 to 881 square feet. As well, there are penthouses with between 1,200 to 5,200 square feet of floor space that enjoy spectacular views of downtown Montreal, the Old Port and beyond. Almost all units feature engineered hardwood flooring and private balconies or terraces. Prices start at $439,000 for a one-bedroom unit and $685,000 for a two-bedroom unit, taxes and parking not included.
Victoria sur le Parc features over 10,000 square feet of space, ideally located atop the commercial podium, reserved just for condo residents. Among the amenities to which they will have exclusive access:
